How a multimillion dollar luxury home sold for a record price in five days

A historic cottage with a luxurious, modern extension was hot property for the short time it was on the market.

The four-bedroom, three-bathroom home at 213 George Street only went on the market on February 13 before being sold less than a week later with multiple offers on the table.

George Bushby of Bushby Creese said he could not disclose the official selling price, but he did confirm the figure was a residential record for the street.

The record previously belonged to an expansive five-bedroom 1870s era Victorian cottage at 180 George Street which sold for $2 million.

"We did have multiple offers on the property and it actually sold for $13,000 per square metre of building size so it would be a new record in terms of the price per square metre," Mr Bushby said.

The house is listed at 272 square metres, meaning the price would come in at approximately $3.5 million.

Mr Bushby added that while the property was only listed on February 13, there had been multiple groups that had looked through the house beforehand, with a further eight groups inspecting it while it was on the market.

In 2014, the home sold for $815,000 to the previous owners, who have since conducted a full refit and refurbishment of the property.

The outcome was stunning with a large, open-plan kitchen, dining and lounge which opens onto a 40-square-metre deck offering a view of Launceston and the Tamar River beyond.

For something a bit different, the master bathroom has a built-in sauna attached, adding to the overall feeling of luxury with a freestanding bath and double sink vanity.

"The fact that it is low maintenance, single level, has incredible views, and very private and exclusive - there's just not a lot of that in Launceston," Mr Bushby said.

"Plenty of people are looking for those real quality downsized homes when they're coming out of a larger home.

"They want something that's turn-key and doesn't require any work and this one really just hit the mark for a number of people at their timing in life where the kids have moved out and want something quality and low maintenance."
